In this page, we’ll go over the timeline from the moment you decide to partner with us, all the way after your property is finally rented. Communication with you is our top priority, so if you have any additional questions please reach out to:
Day 1: Seamless Handoff from Sales to Operations
A member of our team will explain rent-ready standards and outline any necessary steps to prepare your property to start advertising
Day 2: Property Walkthrough

Day 3-7: Completing Rent-Ready Work
- Any required work will be scheduled, completed, and inspected to meet our standards. Photos of the completed work will be shared with you.
- Your Property Manager will verify property details, input information into our software, and ensure all client and property pages are accurate.
- We’ll contact the HOA to obtain any necessary documents, and request reserve funds to be deposited into your account.
After that, we’ll activate your client portal.
Day 4-8: Marketing Preparation
Every property we represent is photographed professionally to highlight its unique character and details, and is showcased with a virtual tour.

Day 9-15: Engaging Prospective Tenants
Qualified prospects are sent an application link via email and text. After that, we’ll guide applicants through the process.
Days 16-30: Reaching Tenancy with Rincon Property Management

Move-In Preparation
A detailed move-in inspection is conducted, including hundreds of photos and a Move-In/Move-Out (MIMO) form provided to the tenants.
Tenant Move-In
The POD coordinates the key turnover and confirms all utilities are transferred into the tenant’s name.
- Tenants are introduced to their Rincon team, ensuring a smooth transition.
- Within three days of moving in, tenants return their completed MIMO form.
- Our team reviews the MIMO for any discrepancies or issues. If needed, we notify you and create work orders to address any concerns.
