At Rincon Property Management, the overall management of a property is covered by the maintenance coordination fee and covers a broad range of tasks or issues that may arise. While not all of the items covered in our Scope of Service happen at all times, there are many items that require ongoing care.
Questions and Complaints
Part of managing a property is ensuring that tenants have access to the resources they need to best care for the property, and contact information for if an issue arises. We directly manage all questions, concerns, or complaints with tenants. Maintaining an open line of communication is an essential piece of building a positive landlord/tenant relationship, and helps tenants feel more comfortable reporting maintenance issues or damages.
Landscaping
If a property has a yard or landscaping that requires attention, this is something that must be taken care of regularly. We have a list of trusted vendors that we use to ensure properties are kept in the best condition.
Property Inspections
We conduct regularly scheduled visits to the property in an effort to ensure all maintenance concerns are being reported and addressed. This ensures that properties are kept in the best condition possible, and that small maintenance issues do not grow into larger problems.
24-hour Maintenance
We provide all tenants with access to a 24-hour emergency maintenance phone line and maintain 24-hour maintenance procedures as needed. We maintain a speciliazed list of trusted vendors to choose from when issues arise. When maintenance issues are resolved, we facilitate the bill paying process, and ensure owners have copies of the work order and invoice.
Additionally, we maintain a web-based maintenance tracking system. This ensures that all outstanding work orders are accounted for and that we are able to respond to any emergencies quickly and efficiently.

Keys and Rekeying Properties
Keys or rekeying properties between tenants is a task that happens frequently when managing properties. This can be done upon the tenant’s request, and is always done after a tenant moves out and prior to a new tenant moving in.
Although this list is not comprehensive, it is clear that there are many tasks that go into managing a property. At Rincon Property Management, it is our goal to provide the best experience possible to both our owners and tenants, and take the responsibility of managing your property seriously.
